All services have been broken down into categories to help clarify the services and fees. An administrative fee of $75.00 is charged at the start-up and cancellation of each property.

START UP:
All properties are inspected and repair/cleaning needs assessed. Qualified outside vendors are used to complete all service work. The owner of the property has the prerogative to use either an approved vendor or a vendor of their choice. Approved vendors offer competitive rates for the services they provide. After the house is prepared for leasing and all work is completed the property will be inspected for quality of work completed. This service is provided as part of the management of your property, there are no additional inspection fees. The only cost to you is the cost of the services that are provided by the vendors.

LEASING:
Once the home is ready to show, a rental sign will be placed in the front yard (if permitted by owner and HOA). The home is advertised in several places, including but not limited to MLS, newspapers, and various internet sites. A lockbox is placed at the home to give access to other Realtors who want to show your home to their clients. Leasing also includes showing the property to prospective tenants, negotiating leases, screening prospective tenants, move-in walk through, move-out walk through and collection of move-in funds. At the end of the tenants lease negotiations begin to renew the lease. Managing your investment lends the ability to advertise for new tenants thirty days prior to a potential move out, which minimizes vacancies. Leasing service fees are as follows:
• New leases are charged at 6% of the initial lease term.
• Renewal leases are charged at a flat rate of $200 per renewal.
(These fees are charged upon move-in or executed renewal addendum)

MANAGEMENT:
The management of your investment begins with a signed and executed management agreement. The Gondella Team is dedicated to minimizing liability by keeping complete and accurate records through property files that include homeowner’s insurance information, home warranty information, complete tenant documentation, and accounting paperwork. The use of state of the art management software allows the tracking of all activity on your property and gives you online access to that information as well as complete reports sent out on a monthly basis. You and/or your accountant will be provided with all the information needed to complete your taxes each year. Management service fees are as follows:
•$80 flat fee collected per month rent is collected

If the house is vacant there are no monthly fees charged. The fees start the 2nd month of the tenants lease.
